A new report compiled by Aussie Home Loans and CoreLogic RP Data has identified the outer southern fringe of Brisbane as the most affordable for houses within 20 kilometres of the city, with the suburb of Gailes coming out on top with a median house price below $250,000.
Rocklea is the most affordable suburb for houses within 10 kilometres of the CBD with a median value of $353,000, followed by Tingalpa in the east and Salisbury in the south all under $500,000.
Meanwhile the most affordable suburb for apartments within 20 kilometres of Brisbane’s CBD is Woodridge, where the median apartment value is $195,000.
The most affordable suburb for apartments within 10 kilometres of the CBD is Holland Park West, with a median unit value of $347,000.

Founder and Executive Chairman of Aussie, Mr John Symond, said “Brisbane had a relatively modest 3.4 per cent growth in dwelling prices over the last year and I expect the city and the Gold and Sunshine Coasts to see a pick up in growth over the next 12 months.
“Many of the most affordable suburbs have great transport links. Gailes, Rocklea and Woodridge have their own train stations and Holland Park West is well serviced by a dedicated busway. These types of services are perfect for young professionals and first time buyers who need affordability but with good accessibility to the CBD,” he added.
“There is money available for home lending, interest rates remain low and owner occupiers can still borrow up to 95 per cent of a property’s value. Our report provides a map of where the most affordable property is located, so these suburbs are a good place to start for anyone looking to buy on a budget,” he concluded.
