A new report compiled by Aussie Home Loans and CoreLogic RP Data has identified the northern fringe of Perth as the most affordable for houses within 20 kilometres of the CBD, with the suburb of Koongamia coming out on top with a median house price of $375,000.

Osborne Park is the most affordable suburb for houses within 10 kilometres of the CBD with a median value of $436,000, while the City of Stirling boasts nine of the top 20 affordable suburbs.

Meanwhile the most affordable suburbs for apartments within 20 kilometres of Perth’s CBD are located across the outer fringes of the city. City of Swan features the top two most affordable suburbs, with the suburb of Midvale being the winner with a median apartment value of $291,000.

The most affordable suburb for apartments within 10 kilometres of the CBD is Glendalough, located just 5 kilometres from the city and with a median value of $335,000.

Founder and Executive Chairman of Aussie, Mr John Symond, said “Perth posted just under 1 per cent growth over the last year in dwelling prices, largely the result of the winding down of the resources boom, however I expect to see a pick up in growth over the next 12 months.

“The most affordable suburbs for units are geographically distributed across Perth’s outer edge which gives a good range of location options for buyers looking for a reasonably priced apartment,” he added.

“There is money available for home lending, interest rates remain low and owner occupiers can still borrow up to 95 per cent of a property’s value. Our report provides a map of where the most affordable property is located, so these suburbs are a good place to start for anyone looking to buy on a budget,” he concluded.
