Ray White Manly real estate agent Stephen Bock said normally there is one at the start of the year leading up to the Easter weekend and the end of the first school term.
“There is also a big rush of property in late October after the Long Weekend, and into November as vendors put their property on the market heading into the Christmas period,” he said.
Steve advised that the general consensus is that Springtime is the best time for vendors to put their properties on the market, but he believes this is not necessarily the best time for all sellers.
“If you have a standard style of property in a median price range then supply and demand really comes into play during that period,” he said.
“I often tell my vendors who have these types of properties to run their campaigns before then, and be out by the end of September as they don’t want to have to compete with a glut of similar properties when the clearance rates can be softer.
However, Steve said if a vendor has a unique property – such as a waterfront home or a penthouse – it may be advisable to run the campaign in the peak period.
“If I’m confident that it will standout during the so-called ‘Super Saturday’ period, then I’ll advise them put it on the market,” he said.
Stephen said many agents are looking for the listing, rather than tailoring their advice to suit the client and that goes to the timeframe when the property is marketed, as well as price.
“For example in my area, the Manly Daily property section will be around 40-50 pages for most of the year but then it can balloon to 150 pages around these Super Saturday periods,” he said.
“The volume increase of properties on the market doesn’t necessarily correlate to an equivalent increase in the number of buyers out there, so it pays to be realistic about the type of property you have.”

* If you’re a vendor, be realistic about the type of property you have. If it is a standard, median range property it may be wise to market it outside of the Super Saturday periods.
* If you have a unique property which will stand-out from the crowd, by all means try your luck on Super Saturday
